Cloverdale, CA

Cloverdale already holds the foundations of a strong arts district. Our proposal does not replace what exists—it creates a framework for growth. Rooted in Pomo Indigenous heritage, agricultural craft, the Russian River landscape, and an active creative community, Cloverdale has an authentic cultural identity within its walkable downtown core. Parcel-scale analysis revealed a key opportunity: clusters of underused lots, vacant storefronts, and adaptable buildings provide rare spatial capacity for growth without displacement. These gaps are not problems—they are potential.

The district evolves through three phases. Adapt activates existing assets through temporary programs, light-touch storefront reopenings, and event-based use of parking lots. Blend combines adaptive reuse with selective infill and vertical additions, supported by incentives that tie development to the arts economy. Reimagine introduces a fine-grain network of alleys, maker lanes, and micro-plazas, transforming downtown into a layered, walkable cultural village. Through cultural grounding, spatial strategy, and incremental development, Cloverdale evolves into a Global Arts Village—growing from within and strengthening its regional role.
